Propbase is a tokenized real estate marketplace that lets people buy fractional stakes in income-producing properties, starting from $100 according to its website, and earn a share of rental yield. It is built on the Aptos blockchain, and PROPS is the platform's utility token, used for fees, governance and membership benefits. It matters because it tries to turn property, one of the least liquid asset classes, into small on-chain units that can be bought, held and resold without the paperwork and minimum tickets of a traditional property deal.
Its public listings are concentrated in Southeast Asia. The site features properties such as Wyndham Garden Residences and CASSIA Banyan Tree Rama 9, while stating that each property is held in a U.S.-registered LLC.
Propbase's About page names Kevin Goos as Founder and CEO, with Hudson Leung and Jesse Gage as Executive Directors. The company says its founding team has spent roughly a decade building online property marketplaces and that Propbase came from its own frustration with how slow and inaccessible property investing was. The site does not give a founding date for Propbase itself or disclose its backers. It publishes a 33-page whitepaper, a lite paper and a technical roadmap running through 2026 on its white paper page.
The "How it works" page describes a five-step flow:
Selection and due diligence Propbase says every listed property goes through an extensive due diligence process before it appears on the platform.
Legal wrapper The asset is placed in an LLC with supporting documentation, audited by a third party. Propbase states that investors get "true ownership, not just price exposure," through this structure.
Tokenization Once a property's funding target is met, tokenized shares representing its underlying value are distributed to participants.
Income Income-generating properties are backed by guaranteed leasing returns offered by property management companies for a fixed period of time, and rental yield flows to token holders.
Secondary trading After the initial sale closes, holders can trade their shares on a peer-to-peer marketplace with an order book, and transactions are recorded in a public on-chain title registry.
The investor-facing app is called Propbase Nexus.
According to the token utility page:
The official tokenomics page lists a total supply of 1.2 billion PROPS, split 75% to community and 25% to core contributors and stakeholders:
Rewards, marketing and seed allocations vest linearly over 8 years with monthly distributions; liquidity vests over 4 years; IDO tokens released 25% at the token generation event, then after a one-month cliff the remaining 75% unlocked daily over 30 days.
Many real-world asset projects target institutional products such as Treasury bills or private credit. Propbase goes after retail property investment instead, with a low entry point, rental income and an order-book secondary market. It also pairs Southeast Asian properties with a U.S. LLC ownership structure, and it chose Aptos, a Move-based Layer 1, as its home chain rather than Ethereum.
There are two layers of security. On-chain, token balances and transfers rely on the Aptos blockchain and Propbase's smart contracts; the PROPS coin contract is published on GitHub. Off-chain, investors rely on the LLC structure, the third-party audit of each property's documentation and the property managers who provide leasing guarantees. The on-chain token only represents value if the legal wrapper and the operator behave as described.
Propbase is a practical test of retail real estate tokenization outside the U.S. and Europe. If fractional, income-paying property units can trade smoothly on-chain, it widens access to an asset class that normally requires large sums and slow paperwork.
PROPS trades on centralized exchanges and on decentralized exchanges on Aptos, Base and Ethereum, and the site's "How to buy" page gives current instructions. Confirm the token address before trading: on Aptos it is 0xe50684a338db732d8fb8a3ac71c4b8633878bd0193bca5de2ebc852a83b35099::propbase_coin::PROPS (see the Aptos Explorer), on Base 0xd6aaf4d477999fa50c5a1aa35f708862113a73cc and on Ethereum 0xad05253a381feade280ca50bf875dc8113e8a746.
