Propchain (PROPC) is the utility token of PropChain, the technology and data infrastructure behind the Prop.com real estate investment ecosystem. PropChain handles tokenization, smart-contract settlement, investor onboarding, compliance automation and portfolio analytics for Prop.com's real estate business, and technology fees for those services are settled in PROPC. It matters as a real-world asset (RWA) project where the token is tied to an operating real estate business rather than to a standalone DeFi protocol.
The token is an ERC-20 on Ethereum. The project describes PROPC strictly as a utility token: it does not grant ownership, profit rights or returns.
Propchain began as a blockchain real estate project and has since been folded into the wider Prop.com group. Prop.com describes itself as a real estate investment and asset manager working across Germany, Luxembourg and the UAE, with investment products issued by Prop Securitisation SCS (Luxembourg) or subsidiaries of Prop Holding Limited (ADGM), and real estate services provided by a RERA-licensed UAE entity. The token itself is overseen by the PropChain Foundation, which is set up under Panamanian jurisdiction.
The public token history is documented on-chain. In July 2023 the project moved unsold seed, private and KOL allocations into a locked bucket and burned 10,000,000 tokens from the operations allocation, followed by further smaller burns. The official documentation does not name individual founders, so readers should rely on Prop.com's team pages for current leadership.
Prop.com is organised into four verticals:
PropCapital Acquires distressed real estate and non-performing loan (NPL) portfolios, using AI-driven underwriting and smart contracts to speed up transactions.
PropManagement Restructures, repositions and redevelops acquired assets.
PropYield A fixed-income product linked to PropCapital's strategies, with an off-chain version for high-net-worth and institutional investors and an on-chain version for Web3-native investors.
PropChain The technology layer used by the other three for tokenization, automated compliance, investor reporting, IoT asset monitoring and data storage.
When the other verticals use PropChain's services, they buy PROPC to pay the technology fees, which links token demand to the group's operating activity.
Token data from the documentation: total supply was fixed at 100,000,000 PROPC with no inflation, and an initial burn of 36,236,663 PROPC reduced the supply to roughly 63.8 million. Allocations include seed, private, strategic, public, team, advisors, community, rewards, liquidity, treasury and operations buckets, each with its own vesting schedule (team tokens, for example, started vesting 18 months after listing over 24 months). Most RWA tokens are tied to a protocol that tokenizes other people's assets. PROPC is tied to one vertically integrated group that acquires, manages and finances real estate itself, and that routes its technology fees through the token. This gives a clearer utility story, but it also concentrates dependence on a single operator.
Propchain is not a blockchain; it is an application-layer token on Ethereum. Compared with Ondo Finance, which focuses on tokenized treasuries, or Centrifuge, which provides general credit tokenization infrastructure, Propchain is narrowly focused on distressed real estate and NPLs within its own group. Compared with Propy, which targets property transactions and title records, Propchain targets investment structuring and asset servicing.
PROPC relies on Ethereum's proof-of-stake security. Vesting, staking and treasury contracts are published with their addresses in the docs and can be checked on Etherscan. Off-chain operations are handled by regulated entities, and Prop.com states that Ernst & Young provides independent audits of its business; a public third-party smart-contract audit report for the token was not found in the documentation at the time of writing.
Propchain is a live example of a real estate business trying to run its operations on blockchain rails and to link a token to operational fees. Whether that fee model generates lasting demand is the key question for the project.
